The problem is that render, particularly the coloured silicone and monocouche finishes used on modern properties, has a complicated relationship with the British climate. Algae loves it. Green staining appears first, usually on the north-facing or shaded elevations where moisture lingers longest after rain. Then black algae, streaking down from the eaves. Red in the dampest, most sheltered spots. Why Render and Pressure Washing Don't Mix
This is the most important thing to understand before you book anyone to clean your render and it’s the thing most people find out the hard way after they’ve already paid for the wrong approach.
High-pressure washing looks effective on the day. The staining shifts quickly, the before-and-after difference is obvious, and it feels like something substantial has happened. The problem runs deeper than the surface. Render particularly modern silicone and monocouche finishes like K-Rend is a relatively delicate material. The pressure required to move embedded algae and moss is also high enough to thin the render itself, open micro-cracks in the surface, and in some cases strip sections of finish away. Once that damage has been done, it’s expensive to repair.
Then there’s the regrowth problem. Pressure washing removes the surface staining but leaves the biological root system the spores and rhizoids embedded in the render completely intact. The algae grows back, typically faster than before because the pressure washing has opened the surface up and made it more hospitable. Within a few months, the building looks the same as it did before anyone arrived. Some look worse.
Soft wash render cleaning works completely differently. A specialist biocide solution is applied to the surface at very low pressure similar to a garden hose and allowed to dwell. The chemistry kills the algae, moss, and organic growth at the root level rather than scraping the surface. The dead biological matter breaks down and washes away gradually. Because the root system has been eliminated rather than physically removed, regrowth is measured in years rather than months.

What the Different Algae Colours Actually Mean
Essex homeowners often ask about the different coloured staining on their render and what causes it. It’s worth a plain explanation because it affects the cleaning approach.
Green algae is the most common and the earliest to appear. It’s usually the first sign that a rendered surface needs attention and, caught at this stage, it’s the most straightforward to treat.
Black algae the dark streaking that runs down rendered walls is typically cyanobacteria. It’s more embedded than green algae and needs a longer biocide dwell time to eliminate properly. It’s also the most common reason homeowners are told their render is “permanently stained.” It isn’t, but it does need the right treatment and enough time to work.
Red algae is the most stubborn of the three and tends to appear on heavily shaded, persistently damp areas of render. It requires specialist treatment and sometimes more than one application to clear fully. If red algae is present, we’ll tell you upfront what to expect from the treatment in terms of result and timing not after we’ve finished.
All three types respond to soft wash treatment. The difference is in the concentration, the dwell time, and sometimes the number of applications.
Render Types We Work With in Essex
Not all render is the same and not all render is cleaned the same way. Our Render Cleaning Process in Essex
Before anything goes near the building, we walk around it and look properly. Render condition, algae types present, any cracked or damaged sections worth noting before we start. If we spot anything that should be addressed before cleaning can go ahead, we tell you upfront.
